Many people have heard horror stories from friends and associates regarding contractors who were anything but compatible. |

Determine what style and size of home you'd like. Unless you have an unlimited budget, be realistic. Most of us love reading through home magazines, but how many of us can actually afford most of the homes they feature? Read through your local real estate advertisements. That should give you a pretty good understanding of the market.

If you'll need a mortgage, then get pre-qualified and pre-approved by your lender. Without this, nothing else really matters. I can provide you with the names of lenders who have provided me with outstanding service. I've dealt with several people who have gotten emotionally involved over the prospect of having their "dream home", and were extremely disappointed to learn they were ineligible to obtain adequate financing.

If selling your existing home is necessary to qualify, I would recommend that you consider selling your home first and renting for a while. The other option is to obtain a "bridge loan". This is a loan that allows the lender to attach a lien to your existing home for surety. This usually only happens when you have a very high equity position and can demonstrate the ability to rent your home for a sufficient amount in the event that it doesn't sell in time. In certain instances I may be able to purchase your property in exchange for my building your new house. |

Once the above criterion is met, we will sign a construction contract, and an estimated time of completion will be provided, usually 100 to 150 days. I'll keep you involved and informed through the process. I'll do my best to make it an enjoyable experience. |
